Austin sits downwind of the juniper brakes in the Hill Country. From December through February the pollen counts here are among the highest recorded anywhere in the country, and it does not stay outside. Central Austin homes are older than their ducts

Hyde Park, Travis Heights, Crestview, Tarrytown and Clarksville were largely built before central air existed. The ductwork was retrofitted into attics and crawlspaces later, often decades ago, and a lot of it has never been opened since.

The new builds have the opposite problem

Out toward Del Valle, Manor and far south Austin we walk into houses under three years old that are full of drywall dust and construction debris. Builders rarely clean the system before handover, so it is circulating from the first day you run the AC.

We look first

We open the returns, walk the system and take photos. If your ducts do not need cleaning yet, we tell you and you can call us in a couple of years.

We clean everything

Supply and return, one vent at a time, with a van mounted vacuum and a rotating brush that agitates the buildup so the machine can pull it out.

We sanitize

The coil and plenum get treated, because in Austin humidity that is where growth actually starts, not out in the runs.

How often should Austin homes have their air ducts cleaned?
Three to five years suits most Austin homes. Push toward the shorter end if you have pets, anyone in the house reacts to cedar season, or you have had remodeling done. If Andrew looks at your system and it does not need doing yet, he will say so.
Do you cover all of Austin or just the north side?
All of it. We are based in Round Rock, so north Austin is closest, but we work Zilker, Travis Heights, Oak Hill, Circle C, Del Valle and everywhere between. You get a real arrival window either way, not an all day wait.
My house is from the 1950s. Is the ductwork even worth cleaning?
Sometimes yes, sometimes no, and that is exactly what the inspection is for. Plenty of central Austin ductwork was retrofitted decades ago and is torn, crushed or disconnected. Cleaning will not fix any of that. If that is what we find, we will show you the sections and talk you through replacement instead of taking your money for a clean that will not help.
We just moved into a new build. Do we really need this already?
More often than people expect, yes. New construction across Del Valle, Manor and south Austin regularly hands over with drywall dust and debris sitting in the system. It has been circulating since the first time the AC ran.
How long does it take, and do I need to be home?
A typical Austin home on one system runs two to four hours. Larger or two system houses can take most of a day. Someone should be home at the start so we can walk the system together, and at the end so you can see what came out.
What does it cost?
It depends on the number of vents, how many systems you run and the condition of the ductwork, so we quote after we have seen it rather than guessing over the phone. Estimates are free, and the number Andrew gives you is the number you pay.
